We walk the outside of the house looking at the places things actually get in: gaps where utility lines pass through the wall, dryer and bath vents with no working damper, garage door seals worn open at the corners, soffit and roofline gaps, and window wells packed with leaves. Inside, we check the basement sill, the crawl space, and anywhere pipes come up through a floor.
You get a plain list of what we found, ordered by what matters most, and we seal the openings that are ours to seal with material that stands up to chewing and weather. Some items belong to a roofer or a garage door company, and we say so instead of patching over someone else's work.
